150 West Georgia Street data centre site, downtown Vancouver
What the public record shows
An entitled site with a reported power allocation, no disclosed megawatts, and three organisations holding different kinds of control.
Allied Properties REIT's filed Q2 2026 quarterly report states that entitlement and power-allocation for a large-scale AI data centre are in place at 150 West Georgia and that the property is marketed for development and operation by others. Allied is the secured lender under a facility of up to $212 million to Westbank for the land and pre-development costs, held by a first mortgage plus a pledge of shares in a subsidiary partially owned by Westbank. TELUS separately names 150 West Georgia as one of three B.C. facilities in its own cluster announcement and says it will come online in 2029.
What is missing
- No megawatt figure, utility instrument or counterparty is disclosed for the reported power allocation, so requested, allocated, contracted and connected capacity all remain unrecorded.
- The underlying City of Vancouver entitlement instrument, its conditions and its expiry were not retrieved.
- The district-energy heat claim carries no quantity, boundary, period or offtake agreement.
Open questions
- Who will own and operate the facility is unresolved on the public record: the lender states the property is marketed for development and operation by others, while the proponent release names TELUS as the operator of a cluster including this site.

Water, cooling, heat and backup generation
PUE and WUE only appear with their boundary, period, method context and assurance status. Heat that exists is not heat that is reused.
Heat reuse committed
Committed / expectedNot publicly disclosedNot publicly disclosed
- Measurement boundary
- No boundary published.
- Method and climate/load context
- TELUS states the Vancouver facilities are designed to integrate into Creative Energy's downtown district energy system and that recycled waste heat will heat more than 150,000 homes in metro Vancouver (PC-SRC-102). No megawatt-hour quantity, boundary, period, offtake agreement or delivered figure is published. A homes-equivalent comparison is not a delivered energy quantity.

Annual consumption

- Measurement boundary
- No boundary published.
- Method and climate/load context
- TELUS states water consumption will be 90 percent lower than traditional data centres, with plans to incorporate recycled water from BC Place (PC-SRC-102). A percentage reduction against an unnamed baseline is not a consumption value, so no number is recorded.

Employment, procurement and community commitments
Committed numbers and delivered numbers are different claims. Each row is labelled as one or the other.

- Unit and definition
- TELUS states the cluster will inject $9 billion into the Canadian economy (PC-SRC-102). No method, period, geography or definition is published, and the figure covers the whole cluster rather than this site, so no value is recorded.
